 Qualification for renting with HGC Property Management is based on a thorough review of credit history, rental or ownership background, and verifiable income. A non-refundable application fee of $40 applies to each adult residing in the household. Applications are processed in the order received, and incomplete applications will not be considered.


Every individual aged 18 and older must submit a separate online application, and only approved applicants may reside in the property. If a lease guarantor is required, they must complete a full application. Please note that only full-time students are eligible to use a lease guarantor.

Occupancy Guidelines

 We strictly comply with all applicable Fair Housing laws. Our occupancy guideline allows two persons per bedroom—for example, a two-bedroom unit can accommodate up to four residents, and a three-bedroom unit can house up to six. 

Credit Criteria

 We will obtain a credit report for each applicant. Credit reports provided by the applicant will not be accepted and may result in disqualification.

Applications may be automatically denied for any of the following within the past six months:

  • Default on child support
  • Tax liens
  • Judgments from previous landlords
     

In addition:

  • Chapter 7 bankruptcies must have been discharged for at least one year.
  • Chapter 13 bankruptcies must show a minimum of 12 months of consistent repayment history.
  • Applications with excessive charge-offs or accounts in collections may also be subject to denial.

Criminal Background Check

 A criminal background check will be conducted for each applicant, and an individualized assessment will be performed by our corporate staff.

Felony convictions within the past year related to assault, drug offenses, crimes involving minors, sexual misconduct, theft, or property damage may result in the automatic denial of the household application.

Additionally, a pattern of repeated felony or misdemeanor convictions for the same offense, or a history of increasingly violent or serious criminal activity, will also lead to automatic disqualification.

Income Criteria

 The combined gross monthly household income must be at least three (3) times the monthly rent.

Applicants should submit the two most recent months of pay stubs, along with a contact number for their employer’s HR department for verification.
Self-employed applicants must provide their most recent tax return and bank statements for the past three months.

Please note that any income that cannot be verified will not be considered during the application review process.

Rental History

Income Criteria

  All terms of any existing lease agreements must be fully satisfied prior to approval. Rent must be paid in full on any current lease, and any outstanding balances owed to a current or previous landlord must be resolved before an application can be approved.

Written documentation confirming that the balance has been paid in full—either from the landlord or the court system—is required as part of the application process.
